If there’s one thing that never changes in Gran Canaria, it’s the sunshine. But when it comes to real estate, there’s always something new under the sun. The market on our beautiful island has been buzzing again this year, especially in the south, where Maspalomas, Meloneras and Playa del Inglés continue to attract buyers from all over Europe. After a relatively quiet 2024, 2025 has brought fresh energy to the property scene. Sales have jumped across the south, and prices are climbing once again — particularly in sought-after areas close to the beach.

Recent figures show a strong rebound. In the first half of the year, the municipalities of San Bartolomé de Tirajana and Mogán recorded sharp increases in property transactions compared to 2024. Average prices now hover between €4,800 and €7,000 per square metre, depending on the location, condition and views. Across the Canary Islands as a whole, the average value of pre-owned homes has risen by more than 17% since last summer, reaching around €3,000 per square metre. Despite a small dip in the number of sales during July, experts remain optimistic, forecasting further price growth of up to 12% by the end of 2025.

Behind these numbers lies a familiar story: Gran Canaria remains one of Europe’s most desirable and stable property markets. Demand continues to come from northern Europeans seeking a safe, sunny second home or a long-term lifestyle change. Even as interest rates have nudged higher, the appeal of owning a place in the eternal spring of the Canary Islands seems stronger than ever.

But while the market remains healthy, the rules of the game are evolving. From July 2025, new regulations for short-term rentals have come into force. Anyone renting out a holiday home now needs both a valid Vivienda Vacacional (VV) licence and an NRA registration number. Advertising or renting without these can lead to fines, and in many residential communities, owners must also secure formal approval from their neighbours before hosting tourists. These changes are designed to bring more order and transparency to the holiday rental sector, which has grown enormously over the past decade.

Taxes are also in the spotlight. The Las Palmas council recently announced a reduction in the IBI property tax rate, dropping from 0.67% to 0.62% in 2025 — good news for homeowners, who will see savings of around 7.5% on their annual bills. Meanwhile, capital gains on property sales remain steady at 19% for non-residents, and between 19% and 23% for Spanish residents, depending on the amount gained. Buyers should remember that resale properties are still subject to ITP transfer tax, while new builds incur IGIC, the Canary Islands version of VAT.
